September brought fewer home sales across Denver Metro, while prices shifted only modestly. That combination gives buyers more room to compare homes and negotiate, but conditions still vary by neighborhood, price range, and property type.
Denver Metro market snapshot
The Colorado Association of REALTORS® reported that September closed sales in its seven-county Denver Metro area fell 18.7% year over year, while pending contracts declined 12.7%. The median sale price was $565,000, down 1.7% from September 2025. Nearly half of sales involved an asking-price reduction, and about 64% included seller concessions. REcolorado reported a similar slowdown using its own MLS data: 2,898 closed listings, down 18% year over year; a $575,000 median closed price, down 2%; and 13,522 active listings, up 2%. Median days in MLS was 33. These reports use different data sets and geographic coverage, so their figures should be read separately. Read the REcolorado September 2026 report.
What buyers can do
Compare recent sales and active competition for the specific neighborhood and type of home you are considering. Ask your lender to explain your likely payment and whether a seller concession could help with allowable closing costs or a rate buydown. Freddie Mac’s national average 30-year fixed mortgage rate was 7.32% on October 22; an individual quote depends on the borrower, loan, and lender. See Freddie Mac’s weekly mortgage-rate survey.
What sellers can do
Set the asking price against today’s competing listings and recent sales. Consider the full offer—including concessions, financing, inspection terms, and likely net proceeds—and watch early showing activity and buyer feedback. In a more selective market, pricing and presentation can affect how quickly buyers respond.
Aurora and Centennial conditions
Aurora and Centennial conditions differ by neighborhood and property type. A metro-wide median can be useful context, but it cannot determine the right price or strategy for an individual home.
